Luxurious Lakeside Living

This showpiece Hedger Constructions home is located on the picturesque Lake Nagambie in central Victoria. In this semi‐rural context, the property gently slopes down to the water with its own private jetty and boat ramp. Towering mature river gums and views across the lake provide a natural backdrop to family life.

Designed by Format Architects, the house has a unique spatial organisation. Three glazed courtyards are pinwheeled around a large central dining and living space. This arrangement provides an aspect out to nature from all rooms on the lower level, draws views in to the centre of the house and enhances the sense of connectivity to the water. The courtyards also allow solar gain to passively heat the concrete slab in winter, while cooling breezes flow through the house in summer to create climate responsive design.

In each of the courtyard areas the homeowners can enjoy a different outdoor aspect, with one a stunning area to enjoy breakfast in the morning sun; the second featuring a built‐in swimming pool, spa and Cheminees Philippe double sided fireplace; and the third courtyard presenting a waterfront deck with a Bianco Macaubas servery area from the kitchen, plus inbuilt BBQ, bar fridge and a retractable roof awning.

With a passion for mid‐century modern style, the homeowners requested a spacious open plan contemporary home with a material approach that included the use of texture and pattern to create visual interest. Rendered exposed masonry blocks provide a solid feel to the ground floor walls and are finished as smooth faced for the external of the property and honed for the internal walls, giving a soft matt texture to the house. In sections, the external masonry blocks are laid in a staggered pattern, allowing light and air to filter in throughout the day. Powder coated aluminium slats in DurAlloy Anotec Mid Bronze Matte are the primary feature of the external façade and provide shading and privacy screening.

Internally this Hedger Constructions home is U‐shaped, allowing light to penetrate deep within the property whilst providing multiple areas for family members to find their own space. The expansive central dining room is the centrepiece of the home, with double glazed windows and large sliding doors systems to merge the inside and outside. Exposed aggregate concrete floors flow throughout the lower level, warmed by Immergas floor heating. Minimalist clean lines are achieved by using P50 skirting throughout the home.

Designed for entertaining, the kitchen features state of the art appliances with inbuilt refrigerators, freezer, steam ovens, induction cooktop, a full dishwasher in addition to two dish cleaner draws, hydro filtered and sparkling water tap, and hydro boiling water. Tasmanian Blackwood cabinetry lines the full wall length of the kitchen, creating an elegant natural feel, with an amazing Bianco Macaubas stone benchtop completing the look.

In the main lounge a double sided Chiminees Philippe wood heater sits upon a decorative polished concrete heath which extends into the external outdoor deck area, creating stylish widow seating beside the fireplace both internally and externally.

Each of the four bedrooms and main study are zoned to ensure privacy for occupants and feature recessed curtains and blinds. The central entertainers’ kitchen, open plan living and dining provide space for connection and family time. Four bathrooms with floor to ceiling tiling blend function and form, creating an elegant simplicity through the use of natural timber for vanities or mirrors.

The upper floor features the master bedroom with private balcony, walk through robe, ensuite and parents retreat lounge. Bathed in natural light, these spaces capture lake views, and enhance connection to the tree canopy. Intended as a lighter, floating volume, American Oak floor boards run throughout the upper level. Polished plaster walls give depth and texture to the luxury the master ensuite.

A fully covered and security enclosed carport is included under the roof line, accessed by an exposed aggregate concrete driveway, from foldaway counterweight automatic gates with external clad screening to match the exterior of the home. The property is serviced by a 25,000 litre underground water storage tank and the grounds are kept immaculate by the fully automatic watering system.
